How much money will we need? The price of the home has a major impact on the amount needed. I use a rule of thumb of 3% of the cost of the home for total closing costs BUT I can negotiate with the sellers to have them pay part of your closing costs.
Do you know about VA loans? Absolutely! The majority of my customers use VA loans. VA loans are not provided by the VA but through mortgage companies/banks and guaranteed by the VA. This allows you to obtain up to a 100% loan without mortgage insurance and in many cases a lower interest rate compared to conventional loans. I can recommend quality, local lenders to help you.
How long does it take? The mortgage companies usually like to have 3 - 4 weeks to process the loan. This can be sped up if needed. Keep in mind if the home is occupied, then the current owners need a little time to pack.
Do you charge us a fee? No, the real estate agents fees are paid by the home sellers. Even if I am working for you as a buyer's agent, the sellers have agreed to pay a listing agent and an agent for the buyer.
What if my credit is not perfect? Some of the lenders I use have many different types of loans including ones for people who have had issues with their credit. Typically, you should expect to pay a higher interest rate and possibly extra closing costs.
How are the schools? It is difficult to get objective opinions on this subject. I refer people to the NC School report card website. To get to this website click on the 'Links' tab at the top of the page. The counties in my area are Cumberland, Hoke and Harnett.
What does a real estate agent do?
I will help you find your home by searching through all available homes for sell with any real estate agency.
I show you homes listed in the MLS that fit your requests.
Once you find a home, I prepare the offer to purchase and assist with your negotiations for the house.
After the offer is accepted, I follow-up with inspections, finding home insurance, work with the attorneys and mortgage companies on needed documents and negotiate if repairs are needed.
Attend closing with you to make certain everything goes smoothly.
